Security & Damage Deposits
RTA Sec. 105 & 106Landlords may only collect last month's rent deposit and a refundable key deposit. Damage deposits, cleaning deposits, or holding deposits are strictly unlawful.
Guests & Roommates
RTA Sec. 22Tenants have the absolute right to have guests and overnight visitors. Curfews, visitor fees, and guest approval clauses are completely unenforceable.
'No Pets' Clauses
RTA Sec. 14Section 14 automatically renders any clause prohibiting animals void across Ontario, regardless of whether the tenant signed it.
Landlord Entry Notice
RTA Sec. 27Except for urgent emergencies, landlords must provide 24 hours written notice specifying entry date, time between 8:00 AM and 8:00 PM, and a valid statutory reason.
